Payments, Billing, and Lease Terms
Residents will be charged a one-time processing fee of $72 for the whole lease term. Utilities billed varies by building, and bills will be received by the property and split evenly amongst all residents within each unit. For more information on utilities by location please contact the office.
The standard lease term runs approximately 11.5 months coinciding with the academic calendar. The total rent for the whole term is broken into 12 equal installments that are due August 1st- July 1st. This means that the first installment will be charged on August 1st before the move in date.
Campustown offers individual liability leasing. This means that each resident has their own lease associated with a specific bedroom within a unit. This ensures that if a roommate for any reason is unable or stops paying their rent, the other tenants within that unit are not liable for any of the rent associated with that bedroom!
Each Resident is required to provide proof of Liability Insurance coverage of $100,000. To satisfy this requirement, you have two options:
- Purchase Renter’s Insurance from any third-party provider of your choosing and provide proof of coverage.
- Do nothing and Forced-Placed coverage will be purchased on your behalf and billed a small monthly fee ($13 per individual).
There is a substantial benefit to obtaining and maintaining your own Renter’s Insurance coverage throughout the lease — not least of which is that it protects your personal belongings and, in many cases, your vehicle while it’s parked at your residence. Renter’s policies are typically more affordable than the Forced-Placed coverage.
Please note that Forced-Placed coverage does not protect or insure your personal belongings.
RULES AND PROCESS FOR SUBMITTING PROOF OF COVERAGE
All lease occupants must maintain Liability Insurance policies of at least $100,000. Any resident who does not provide proof of coverage will be assessed an individual monthly fee for Forced-Placed coverage.

- Policy documents can never be provided directly to the leasing office.
- Policy documents submitted through your landlord’s resident portal, email, U.S. mail, or any other means than the provided verification portal will be ignored and discarded.
All uploaded coverage documents must name the appropriate “Additionally Interested Party” exactly as shown below:

THIS IS THE NUMBER ONE CAUSE FOR POLICY DOCUMENTS BEING DENIED — Failure to reflect the correct name and address as the Additionally Interested Party.
The Insured Address on your policy must match your address with your landlord, including your apartment number (if applicable).
The Named Insured (Resident) must match the name listed on your Lease.

Having insurance coverage but failing to appropriately upload and submit proof of coverage as outlined above will result in fees that cannot be waived.
It is not enough to purchase insurance — you must comply with these provisions to prevent fees from being assessed.
Yes. Any balance you had on your old account is reflected on your new ledger as “Beginning Balance” be it a credit or debit. If you believe there to be a discrepancy, please reach out to leasing@ISUcampustown.com with the subject: Discrepancy in Ledger – Your Address.

Residents or guarantors can log in to the resident portal online directly through our website. From there, residents can navigate to the payment tab and choose to either make a one-time payment or set up recurring automatic payments to ensure their rent is paid in a consistent and timely manner. Rent will be posted to residents’ accounts on the 26th of each month ahead of the due date on the 1st. Residents are then given a grace period until the 4th of each month before late fees start applying.
Tip: Set up your first payment withdrawal by midnight on the withdrawal date for it to process (e.g., by 9/1 at 12 AM for 9/1 payments).
When you set up an ACH payment method in the resident portal, there will be 2 micro deposits of less than $1.00 sent to your bank account - this is through Plaid™, a bank verification service. Please make sure that you confirm your micro-deposits in the resident portal after you receive them. These need to be entered in the order in which you received them, so make sure to pay close attention to which micro-deposits you received first.
- When reviewing your account activity with your bank, it often shows the latest activity at the top of the page, so the first deposit number you see is likely the SECOND deposit received. If ResidentPortal/Entrata indicates that it cannot authorize your bank account, you likely entered the deposits in the incorrect order and should restart the process. Contact ResidentPortal support (contact information on the app) if you’re still having trouble.
Resident Portal
If you select forgot login/password, you should receive an email to reset your password. Ensure you’re using the same email as what’s on file. If you’re still having trouble, please email leasing@ISUcampustown.com, Subject: Password Reset Request – Your Name, and a staff member will reset your credentials.
General FAQs
Campustown is a pet friendly community! Only common domestic animals are permitted, (dogs, cats, small caged animals, fish, etc.) Pet fees include a one-time non-refundable fee of $250, then pet rent is $50/installment on top of the regular rental rate.

Since we have individual liability leasing, Campustown does not require that you fill a whole unit when singing your lease. If you do not have a roommate in mind, Campustown will review preferences listed on the application and do our best to match residents that will be a good fit.
Landlord Legal Liability (LLL) covers any damages to Campustown property that may be caused by a resident.
On the other hand, renters Insurance covers any damages that are caused to a resident’s own property. Please note, renters insurance is not required through Campustown but highly encouraged.
At Campustown, all leases are by the bed, which means you’re only responsible for your own bedroom and rent, not your roommates. Each lease includes a private bedroom, along with furniture, internet, and trash pickup for one set price.
You can choose your preferred floor plan, click “Apply”, complete your application, and sign your lease online.
If you need roommates, we’ve got you covered. We offer professional roommate matching, or you can request to live with friends who have already signed for the same floor plan. If someone moves out early, it won’t affect your lease or your rent.
By-the-bed leasing gives you the best of both worlds: the affordability of living with roommates, and the peace of mind that comes from only being responsible for your own rent.
You’ll get your own private bedroom and share common areas—like the kitchen, bathroom(s), and living room—with your roommates. That means you still enjoy the social perks of living in a larger apartment, without having to worry if someone else forgets to pay their rent.
It’s a smart choice if you want to save money, meet new people, and still have your own space. Plus, we offer roommate matching if you’re not applying with friends—so you can live with people who have compatible habits and preferences.
And unlike traditional leases, if one of your roommates moves out early, you’re not left picking up the tab. You’re only responsible for your own lease, and that’s it.
What if I already know who I want to live with for next year? Can I sign a by-the-bed lease with them?
Absolutely. If you already have roommates in mind, we make it easy to live together—even with individual leases. When you apply, just list your preferred roommates on the roommate matching form. As long as everyone lists each other and chooses the same floor plan, we’ll do our best to place you in the same apartment.

Campustown offers both furnished and unfurnished options. Our furniture package varies by building and floor plan. Our standard furniture package includes in the common space: Dining table, dining chairs, couch, coffee table, and entertainment stand. Bedroom furniture includes Bed frame, full size mattress, nightstand, 2 stackable dressers, desk, and desk chair. 119 Stanton is an exception to the standard furniture package, where the bed size is Twin-XL and a desk and desk chair are not included.
Yes, Campustown is pet-friendly! You’re welcome to bring your furry friend—but we do need to make sure your future roommates are on board. If you’re applying solo, we’ll work to match you with other pet-friendly residents. Or, if you’re applying with your own group of roommates who are cool with pets, even better—just let us know during the application process.
Keep in mind that pet fees and policies may apply, so be sure to check with the leasing team for the full details.
Unfortunately, we can’t do anything about personality differences that may arise, but we’ll do our best to enforce the terms of the lease and ensure roommates comply with cooperative living in the unit. Disagreements may arise from time to time, as happens in any shared living situation, but this only provides an opportunity to develop your problem-solving and conflict-resolution skills. If needed, our management staff are available to help mediate larger disputes.
